Ausl\u00e4nder k\u00f6nnen keine Grundst\u00fccke an der Grenze oder an der K\u00fcste kaufen. In Uruguay gibt es keine solchen Beschr\u00e4nkungen.<\/p>\n<p>Die uruguayische Regierung ist und war sehr offen gegen\u00fcber Ausl\u00e4ndern, die in lokale Immobilien investieren. K\u00e4ufer aus der ganzen Welt haben die gleichen Rechte wie uruguayische Staatsb\u00fcrger. Ihnen werden die gleichen wirtschaftlichen Vorteile gew\u00e4hrt, wenn sie Immobilien in Uruguay erwerben. Dabei spielt es keine Rolle, ob die nat\u00fcrliche oder juristische Person Uruguayer ist oder nicht, ob sie ihren Wohnsitz in Uruguay hat oder nicht. Sie werden alle gleich behandelt.<\/p>\n<p>In Uruguay k\u00f6nnen Sie Immobilien als Privatperson, Staatsangeh\u00f6riger oder Ausl\u00e4nder, oder auch \u00fcber Handelsgesellschaften kaufen. Inl\u00e4ndische und ausl\u00e4ndische Unternehmen und Gesellschaften genie\u00dfen den gleichen Rechtsschutz wie der uruguayische Staat. Typisch sind lokale Handelsgesellschaften wie eine Sociedad An\u00f3nima (S.A., deren Aktien eingetragen sein m\u00fcssen) oder eine Sociedad de Responsabilidad Limitada (S.R.L.) und andere.<\/p>\n<p>Um in Uruguay Immobilien zu kaufen, muss ein Ausl\u00e4nder lediglich seinen Reisepass oder seinen Personalausweis vorlegen. Sie m\u00fcssen ihren Wohnsitz nicht in Uruguay haben. Allerdings muss der K\u00e4ufer die neuesten Bankvorschriften einhalten und einen Nachweis \u00fcber seine Geldmittel erbringen sowie einige Formulare ausf\u00fcllen. Ein Ausl\u00e4nder kann sogar mit einer Vollmacht aus dem Ausland kaufen. Mit einer Vollmacht wird eine Person mit Wohnsitz im Land bevollm\u00e4chtigt, sie bei der Unterzeichnung der Urkunde zu vertreten.<\/p>\n<p>Sowohl einheimische B\u00fcrger als auch Ausl\u00e4nder k\u00f6nnen alle Arten von Immobilien kaufen, st\u00e4dtisches Eigentum wie Wohnungen oder Eigentumswohnungen, H\u00e4user, Grundst\u00fccke, Parzellen und Gesch\u00e4fte. Sie k\u00f6nnen an Str\u00e4nden oder Seen kaufen, aber auch in l\u00e4ndlichen Gebieten oder auf Bauernh\u00f6fen, in Parzellen, Grundst\u00fccken oder Teilgebieten.<\/p>\n<h3>Beschr\u00e4nkungen<\/h3>\n<p>F\u00fcr landwirtschaftliche Grundst\u00fccke gibt es zwei Einschr\u00e4nkungen. Landwirtschaftliche Grundst\u00fccke m\u00fcssen auf den Namen einer nat\u00fcrlichen Person oder einer Gesellschaft mit namentlich benannten Gesellschaftern oder einer Gesellschaft mit beschr\u00e4nkter Haftung mit namentlich benannten Gesellschaftern erworben werden. Dabei spielt es keine Rolle, ob es sich um einen Inl\u00e4nder oder einen Ausl\u00e4nder handelt, ob er ans\u00e4ssig ist oder nicht. Alle landwirtschaftlichen Grundst\u00fccke mit einer Gr\u00f6\u00dfe von mehr als 500 Hektar m\u00fcssen zun\u00e4chst dem I.N.C. (Instituto Nacional de Colonizaci\u00f3n) angeboten werden. Das I.N.C. ist eine \u00f6ffentliche Einrichtung, die f\u00fcr die F\u00f6rderung des Wachstums der l\u00e4ndlichen Bev\u00f6lkerung zust\u00e4ndig ist. Die I.N.C. hat die M\u00f6glichkeit, das Grundst\u00fcck zum gleichen Preis zu erwerben.<\/p>\n<h3>Wie man einen Titel erwirbt<\/h3>\n<p>Nach uruguayischem Recht k\u00f6nnen Immobilien durch Kauf, Tausch, Schenkung, Erbfolge von Todes wegen und Verschreibung erworben werden.<br \/>\nDie rechtliche Regelung des Eigentums in Uruguay bietet absolute Sicherheit f\u00fcr rechtm\u00e4\u00dfige Unternehmen. Das Eigentum wird durch einen Eigentumstitel anerkannt, der in den meisten F\u00e4llen durch eine notariell beglaubigte \u00f6ffentliche Urkunde und in anderen F\u00e4llen (Erbfolge oder Verschreibung) durch ein Gerichtsurteil instrumentiert werden muss.<br \/>\nSie besteht in jedem Fall aus den Daten des\/der Eigent\u00fcmer(s) sowie der Beschreibung und vollst\u00e4ndigen Abgrenzung des Grundst\u00fccks (Norm, Plan, Eintragung im Kataster usw.).
